Why you need title insurance: Title insurance is insurance against the risk that title to your property is not valid or that a mortgage on your property is unenforceable or invalid. It protects the investment of property owners and lenders against the risk of title defects and liens on the property. It will insure against actual monetary losses incurred, up to the face amount of insurance provided by the policy. Most lenders will require title insurance before extending a mortgage loan on a property.
